Explaining The CMA…
“Mr. / Ms. Seller, a comparable market analysis, or CMA, is a tool to help you understand the value of your property based upon similar properties in the vicinity that have recently sold. A summary CMA may be very broad in its range and will oftentimes include properties that are on the market or under contract. An adjusted CMA will be much more targeted, will only include recently sold properties, and will include adjustments to the comparable properties based upon differences in features and condition. The CMA is not an appraisal yet uses some of the same principles to locate comparable properties and make adjustments.”
